FREQUENTLY ASKED QUESTIONS

 

1.    HOW MUCH WILL IT COST ME TO LET MY PROPERTY?

You will require the following

  • Landlord registration - £55

  • Gas/PAT safety certificates - £95 combined

  • Energy Installation Condition Report - £125

  • Hardwire or radio controlled smoke and heat alarms - price to be quoted

  • Legionnaires Risk Assessment - £75

  • Energy Performance Certificate - if you have just purchased then will form part of your home report, otherwise £85, valid for 10 years.

  • There are no advertising or marketing costs as this will form part of the initial set up fee of £185, (deducted from first month's rent)

2.  ARE THERE ANY ADDITIONAL MARKETING OR ADVERTISING COSTS?

  • No additional costs for marketing or advertising your property on letting or property management websites, this is included in the set up fee up the value of £30.

 

3.  WHO WILL CONDUCT THE VIEWINGS ON MY PROPERTY FOR POTENTIAL TENANTS?

  • We are available 7 days a week so if potential tenants wish to view at the weekend or evenings we are available to show them the property

 

4.  DO I NEED TO BE PRESENT FOR THE VIEWINGS?

  • Your presence is not required if you can hand over keys to us as your #letting agent or #property manager, however if you wish to be present please do say so.

 

5.  HOW DO YOU CHOOSE TENANTS FOR MY PROPERTY?

  • We consider only professional working tenants, usually professional couples or a professional single person who has the requisite salary to be able to pay the rent, utilities, council tax, etc comfortably. We carry out in depth referencing and consider applicants who are able to fulfil this criteria, proof of income is mandatory plus 2 past landlord references.

 

6.  HOW MUCH IS THE TENANT'S DEPOSIT AND WHAT HAPPENS TO IT?

  • Typically this is one month's rent and is payable just prior to signing the Tenancy Agreement. It is then placed in a Government deposit protection scheme within 14 days and stays there for the duration of the tenancy. No interest is paid. It is returned to the tenant within 14 days from the end of the tenancy after a careful inspection to make sure all is in order except for reasonable wear and tear. If there is any damage or cleaning required it will be deducted from the deposit.

 

7.  HOW MUCH WILL IT COST TO HAVE MY PROPERTY MANAGED?

  • The monthly charge is 10% inclusive of VAT and this includes day to day running of your property, arrange repairs if and when necessary, ensure all legislation is adhered to including safety inspections and certificates. Ensure rent is paid on time and is transferred into your account within 3 days of receipt. Provide emergency contact.

 

8.  WHAT HAPPENS TO UTILITIES, METER READINGS AND COUNCIL TAX?

  • We will ensure that the names of your new tenants are transferred to the utility companies within the first week. The utility companies will receive the meter readings on the day that the tenants move in, the tenants will also be notified of the meter readings. The Council will also receive notification of the change of occupier and they will be sent an invoice from the Council for Council Tax.
