We offer a personalised client service to all new landlords, or those who have established property rental portfolios, in Edinburgh and the surrounding areas at a very competitive rate.    As a landlord, you can expect a high level of client service with excellent communication including help and advice 7 days a week.

Braidburn Property Management is a member of the Council of Letting Agents Scotland and the Scottish Landlords Association, membership number - 25599,  ensuring we are able to advise and enact any legislative changes and additions as they arise.     We will inform you of all changes in advance.  

Letting Agent Services

Property Appraisal -   We’ll meet you at your property to conduct a free market appraisal.

Property Viewings - We will carefully choose prospective tenants and coordinate viewings of the property.

Inventory - We advise a detailed inventory prior to tenants checking-in with accompanying photos.  This service can be carried out by us at a cost of £45 for a furnished or part furnished property with up to 30 photographs.  (Unfurnished is £35).  Alternatively it can be carried out by a professional inventory company, price to be quoted but in the region of £85. It will be much more detailed with unlimited photos and will provide independent proof should an appeal against the tenants deposit is required, highly recommended.  Or you can provide it yourself if you decide to do so..

Tenant Check-in -  We will hand your new tenants their keys, take meter readings, sign all documents, inform Edinburgh Council of new occupiers for purposes of Council tax.

Marketing - Attractive photographs will be taken and marketed on the leading property rental websites.

Tenant Selection - We will conduct in-depth referencing, along with receiving and placing deposits in Safe Deposit Scotland.

Lease Signing - We will arrange the signing of Private Residential Tenancy Agreement and provide them with Easy to Read Notes regarding their lease.

Certificates - We ensure that tenants receive copies of PAT, EICR, Gas and EPC certificates.

 

Property Management Services

Routine Inspections - We will conduct routine inspections to ensure your property is being well maintained.

Tenant Contact - Your tenants will receive 24 hour support from Braidburn Property Management.  We provide an emergency contact number.

Maintenance - We use a selection of professional local tradesmen where possible. 

Council Tax and Utilities Transfer -  We will take meter readings and ensure the transfer of names to your new tenants where possible.  You will receive check in meter readings.


Our Fees

Set Up Fee: £200 - deducted from the first month’s rent, NO VAT. plus inventory of your choice, (options above) .

This includes:

  • Market appraisal of your property

  • Photographs taken

  • Arrange advertising and marketing of the property, (approx £35).

  • Accompany prospective tenants to your property

  • In depth referencing

  • Administration of deposit to Safe Deposit Scotland

  • Advise and enact safety legislation and provide certificates

  • Provide bespoke Private Residential Tenancy Agreement

  • Provide all other documents necessary

  • Signing of Private Residential Tenancy Agreement

  • Take meter readings

  • Transfer of bills and council tax into tenants’ names

  • Regular inspections of property

  • 24 hour emergency line

Ongoing Fee: A competitive rate of  12% month.  NO VAT.  No further charges for ongoing maintenance, repairs or inspections. 

Tenant Finding Service Only with no ongoing management - 75% of first month’s rent.

Ending Management: Should a landlord decide to transfer properties to another Agent or back to the Landlord to carry out their own management, not related to the issue of service, 3 months notice is required after a period of 6 months management. In addition a £75 transfer fee will be charged for each property in order to provide the service of transferring each property to another Agent or back to the Landlord which will include notification to tenant of transfer of management, names, telephone numbers, email addresses and any other contact details of each tenant, their Private Residential Tenancy Agreement which should be updated with tenants within 7 days of end of management, compliant certificates, safety certificates, maintenance details, inventories with photos, administration and transfer of deposits in existing deposit protection scheme to new Agent’s deposit protection scheme, details of utility companies for each property, providing sets of keys, tenant references and any other information required to ensure smooth transition of each property. This is a charge for all or part of the service above.

Giving Notice or assisting with Eviction resulting in ending of Management Agreement

Providing correct documentation to end a Private Residential Tenancy Agreement

Checking the inventory at the end of tenancy

Ensuring the final utility bills are paid, providing departure date meter readings.

Informing Edinburgh Council of their departure

Ensure they remove all rubbish and personal possessions

Arranging cleaning if it is not at the standard it was at entry but excludes damp issues if there are any, deduct from tenant’s deposit

Arrange with Safe Dep Scotland return of their deposit, submit documentation.

Providing all safety and compliant certificates

Assist with the application for eviction to the First Tier Tribunal should that arise, however management fee will apply again if it extends past one month after the end of the notice period and the tenants have not vacated the property.
