Braidburn Property Management will take you through all stages of letting and management of your buy to let property or investment portfolio with the aim of making it as straightforward and simple as possible.    We have considerable experience in property management and letting and as members of the Council of Lettings Agents and Scottish Landlords Association we are fully aware of the latest legislative requirements to rent your property.     It may seem complicated at first but we can take the majority of the burden off your shoulders and keep you informed along the way.    Initial stages of letting and property management include a first visit to assess and provide a market appraisal and then we can guide you through securing a Landlord Registration Number, a simple process online through the Council which currently costs £66 for 3 years.    Please see below the client service we provide:    

  • FREE MARKET APPRAISAL & VALUATION OF YOUR PROPERTY

  •  Attractive photographs taken and effective description provided for MARKETING ON MOST SUCCESSFUL PROPERTY LETTING WEBSITES. 

  • View property with PROSPECTIVE TENANTS.

  • DETAILED REFERENCING of prospective tenants.

  • Receive DEPOSIT and submit to Safe Deposit Scotland.

  • Arrange DETAILED INVENTORY.

  • GAS/PAT/LANDLORD REGISTRATION arranged.    

  • LEASE SIGNING,  INVENTORY SIGNING and collect FIRST MONTH'S RENT.   Provide direct debit or standing order details to tenants for subsequent monthly rental and ensure it is paid on time every month.

  • Details of landlord's NOMINATED BANK ACCOUNT to enable us to transfer rental payments.

  • METER READINGS taken.

  • Arrange COUNCIL TAX & UTILITIES transfer to new tenants. 

  • ROUTINE INSPECTIONS conducted regularly and consultation with landlord on maintenance and repair issues.

  • EMERGENCY 24 HOUR CONTACT for tenants.

  • CHECK OUT OF TENANTS, property inspection, meter readings taken, re-letting or transferring property back to landlord after appropriate notice given.

  • ANNUAL FINANCIAL STATEMENTS provided.
